Located in the Newport Coast area of the city of Newport Beach, Pelican Ridge is one of five Pelican communities located near to the Pelican Hill Resprt & Spa. Several other neighborhoods are also located behind the same gates protecting Pelican Ridge, including Ocean Ridge Collection, Ocean Ridge Estates and Civita. Each of the neighborhoods behind these gates offers its own unique characteristics and price ranges.
Pelican Ridge Homes
One of the newest communities planned and developed by the Irvine Company, Pelican Ridge boasts homes ranging in size from 4,500 to 7,000 square feet. Situated on large lots, homes within the neighborhood are mostly in Tuscan and Mediterranean styles. Most homes within the community offer impressive views of the Newport coastline, Newport Beach, city night lights, Catalina Island, the Pacific Ocean and impressive sunsets.
Pelican Ridge Amenities
Pelican Ridge is a 24-hour guard gated community offering several neighborhood amenities. Among these are a clubhouse, a pool and tennis courts. The community is also located conveniently near to the Fashion Island Shopping Center and major highways, making it easy for residents to enjoy the numerous amenities and conveniences that the city of Newport each has to offer.
The community is also located above the Crystal Cove State Park, which boasts three miles of sandy beaches as well as 2,400 acres of undeveloped land for outdoor activities such as hiking, cycling and horseback riding. With 17 different trails that branch off of 3 centralized routes, there are plenty of options from which to choose for hiking, biking and horseback riding. In all, the park encompasses 3,936 acres of land, 1,400 acres of which are a marine Conservation Area and underwater park. An additional 400 acres are bluffs while 2,400 acres are canyons. The park is frequently used by mountain bikers, scuba and skin divers, swimmers and surfers. Visitors to the park can also explore tidepools and sandy coves.
Exploring the Newport Coast
Located south of the main body of the city of Newport Beach, the Newport Coast is an affluent community that was once a separate census-designated place in Orange County. In 2001, however, the community was annexed into Newport Beach. As of the 2010 Census, the community had a population of 9,741 with a median household income of $164,659 and a median family income of $173,043. Males within the community had a median income of more than $100,000 while females had a median income of $70,069. The community boasts a variety of different home types, ranging from small studio apartments to ocean view mansions.
A master-planned community, Newport Coast was developed by Irvine Company. A private company focused on real estate development, Irving Company was responsible for the development of the planned city of Irvine, California. As such, a large portion of its operations center in and around Irvine, while its headquarters is in Newport Center. The company primarily focuses on the development of master-planned communities in central and southern Orange County. It also owns and managers a number of office buildings.
