Exploring the Irvine Terrace Neighborhood

Located in the area that spans from Jamboree Road to Avocado between the Pacific Highway and Bayside Drive in Newport Beach, Irvine Terrace boasts 390 single-family homes offering magnificent views. In fact, most of the homes within the neighborhood offer unobstructed views of the Pacific Ocean, Newport Harbor, Balboa Island and Catalina Island. As such, Irvine Terrace is considered to be one of the premier neighborhoods within the Corona del Mar community.

Irvine Terrace Amenities

Due to its idyllic location, Irvine Terrace provides its residents with access to a number of amenities. Some nearby attractions include Balboa Island, Fashion Island and the Village of Corona del Mar. Located directly above Newport Harbor and featuring streets that are all terraced, the community offers optimized views from nearly every home. To further optimize views, all of the homes except for a few on the bluff are single level. In this way, all residents are able to enjoy views of the harbor and the bay.

With its mid-latitude semi-arid climate, the climate of Irivine Terrace could be considered an amenity of its own. Thanks to the Pacific Ocean, temperatures remain cooler in the summer and warmer in the winter when compared to communities that are just a few miles further inland. Overall, temperatures do not fluctuate much within the community, creating perfect year-round weather for enjoying the area?s beaches and other numerous outdoor recreation opportunities. Given the lovely weather and beautiful waters, it comes as no surprise that water-based activities such as boating, kayaking, canoeing, fishing and surfing are all popular throughout the community.

Corona del Mar is also home to a number of amenities, lovely natural resources and attractions. Corona del Mar State Beach and Cove State Park offer beautiful beaches, while the community itself boasts cliffside views, tidepools and quaint village shops. The Sherman Library and Gardens is also located in Corona del Mar. Meanwhile, several popular events also take place in Corona del Mar. These include a sandcastle contest that takes place in the community every September as well as a 5K race in June that attracts people from all over the world.

Exploring Corona del Mar

Settled in the early 20th century, Corona del Mar is generally considered to encompass the land on the seaward face of the San Joaquin Hills south of Avocado Avenue to the Newport Beach city limits. While the older parts of Corona del Mar consist primarily of closely spaced, free-standing, single-family homes, the newer areas consist primarily of ranch-style houses.

Technically considered to be within the Newport Beach city limits, Corona del Mar does not have a locally administered municipal government. Rather, it receives services from the city with a representative from Corona del Mar being part of the Newport Beach City Council. While Corona del Mar has a population of around 13,400, Newport Beach as a whole has a population of around 85,000. One of the more affluent cities in the country, a 2011 study found that the median value of a home in Newport Beach was $1 million while more than a quarter of households in the city had an income of greater than $200,000.
